EVALUATING YOUR ROOF’S CONDITION – SCIENTIFIC SERVICES

While a visual inspection may prove sufficient to evaluate your roof’s physical condition, some circumstances – generally involving suspected water damage – MDRC may recommend evaluation by our Scientific Services Division.  These services can use two state-of-the-art imaging techniques to determine the location and extent of moisture in and around your roof structure.

  • INFRA RED ROOF IMAGING

Infra Red has become the most popular moisture detection method for locating subsurface moisture on commercial roofing systems.  This popularity is because the infra red camera can scan the entire roof and “see” the actual moisture contours of each wet area.  In the hands of an operator who is trained and well versed in roofing technology, the infra red camera becomes a powerful tool for determining the subsurface moisture content of a roofing system. Undetected moisture in a roof system will migrate and eventually destroy the entire roof.

  • NUCLEAR ROOF SCANNING

Nuclear moisture detection is an extremely accurate method for locating moisture in a roofing system.  The nuclear moisture meter can detect moisture as deep as 8” into the roof system and it can be used on all types of roofs.  On projects where one roof has been installed over another, or multi layered systems, nuclear moisture detection is the only moisture detection method that will locate moisture in the bottom layer of insulation.  A complete series of readings over the entire roof surface will ensure that there are no moisture laden areas that go undetected.

WHAT THE CLIENT WILL RECEIVE

The client will receive a comprehensive report that defines the subsurface condition of the roof.  The report can be used as the basis for making decisions concerning whether to repair the existing roof or remove and replace the existing roof, or re-roof over the existing roof.  The report will include the following:

  • Description of the roof construction

  • Detailed drawings with graphical contours that show the exact location and extent of all dry, wet and saturated insulation

  • Description of infra red anomalies and thermograms, and numerical nuclear moisture meter readings

  • Definition of the terms dry, damp, wet and saturated

  • Physical samples of the roof membrane, insulation and vapor barrier sealed in air tight plastic bags

  • Photographs

  • General comments and suggestions for repair or replacement
